Do Veterans Pay Property Taxes in Arizona?

Tucson / Phoenix Arizona:  Do disabled Veterans pay property taxes in Arizona? This is probably one of the most common questions that I get asked when do a VA home loan for a disabled veteran. My answer is that it depends.

Disabled Veterans, Prop 130 and Property Taxes

On November 4, 2022, Arizona voters passed Proposition 130.  So what is Prop 130 and how does it benefit disabled Veteran in Arizona?  With the passage of Prop 130, Arizona Disabled Veterans that meet certain criteria might get some relief on their property tax bill. After reading, and you think you might qualify, then I suggest you contact your local Arizona County Assessors Office to see if you meet the criteria, how much you will save, and what will be required to apply for the property tax relief. Pinal County information can be located here, for example of what might be needed by your County Assessor. Still call your local office to find out.

Disabled Veterans Exemption – Pima County

The following is from the Pima County Assessor’s Office:

Qualifications

  • Applicant must be a permanent resident of Arizona.
  • Applicant must not have property (within the State of Arizona) with a net Assessed Value (found on your annual Notice of Value) that exceeds $29,418. This value limit is determined annually by the Arizona Department of Revenue.
  • Applicant must have a Veteran Benefits Award letter that determines the percent disabled dated within a year of application.
  • Applicant must be able to state that either A or B below is true:
    1. None of my children under 18 years of age resided with me during the previous calendar year. The total income from all sources. ( This includes me, my spouse and any children aged 18 or more who reside with me, did not exceed a net income of $36,077 during the previous calendar year )
    2. At least one of my children who was under 18 years of age OR who was totally and permanently disabled, resided with me during the previous calendar year. The total income from all sources. (This includes me, my spouse, and any other of my children residing with me, did not exceed a net income of $43,733 during the previous calendar year)

* All sources pursuant to A.R.S. § 42-11111(C & D)

Required Documents

  • Your most recent Arizona State Income Tax Return. If not filing Arizona State Income tax returns, submit a notarized statement of all income for the previous year.
    (This statement must include your adult children’s income, if residing with you)
  • Description of ALL properties owned in Arizona. (Information can be found on you annual Notice of Value for Real & Personal Property)
  • Power of Attorney   * If applicable
  • Redemption of Waiver Request   * If applying after March 1st
  • Fillable Application: Exemption Application and Information: First Time
